Hotels Booked for the Holiday!!

There’s no room left at the Hampton Inn Naples-Central.
The 107-room hotel off U.S. 41 is packed like an overstuffed suitcase for the Fourth of July holiday weekend, with most of its visitors driving from other parts of Florida, especially the east coast.
“We expect craziness, craziness β too many families, too many kids, too many tournaments,” said a jovial Priscilla Dias, the inn’s general manager.
The craziness shouldn’t come as a surprise. AAA forecast a record number of Americans β nearly 43 million β would travel for the holiday weekend that started Thursday and ends Monday.

Spending Up in Collier County
Visitors are down but spending is up!! Β Not bad considering Marcos Marriott Resort is still being renovated and weather and the economy started the season/year off a bit rocky!
Collier County’s visitor numbers fell for the sixth straight month in May.
The monthly declines started in December and haven’t let up.
Last month the county saw 135,300 visitors, down 2.7 percent from the same month last year, according to a report by Tampa-based Research Data Services Inc.
The monthly report, presented at a Tourist Development Council meeting Monday, counts “heads in beds,” or overnight visitors in hotels and at other short-stay rentals including condominiums.

New MultiFamily coming to East Naples Bayshore Drive…
Canadian builder Mattamy Homes has acquired a 37.5 acre site in East Naples for $8.7 million.
The site at 4580 Bayshore Drive will be turned into “product that Mattamy Homes has targeted for the site,” said Ron Zeigler, of SVN Florida Commercial Real Estate Advisors, who represented Mattamy.
The sale included a $2.27 million impact-fee credit and possible density bonus.

Top 10 Trends in real estate to come
Speaking at the annual National Association of Real Estate Editors conference Wednesday in New Orleans, Lee outlined 10 trends CRE expects will affect real estate across the country over the coming year:
1. A changing global economy. Although property in the United States is still attractive to foreign buyers, political conflicts and wars point to a slowing global economy. That translates into a slower real estate market, as well. The good news for Southwest Florida: Foreign money in commercial and residential markets is shifting away from large cities, where properties have become too expensive, to secondary and tertiary cities.
2. A retrenchment of the debt capital market. Debt markets for commercial real estate are down, and regulators are telling banks to curtail commercial real estate lending. In addition, many insurance companies that invest in real estate are approaching their allocation limits. This will be an opportunity for other types of lending to emerge for developers, like crowdfunding.
3. Shifting demographics. Boomers and millennials make up more than half of the country’s population and in some places are competing for housing in the same walkable places with access to entertainment and amenities, like the Mercato. Because boomers took a financial hit during the recession, and millennials are still trying to gain a foothold in the job market, both groups are showing a strong demand for rental housing. And since rents have been growing, they are becoming increasingly willing to accept smaller apartments if there are large communal spaces and plentiful amenities.
4. Higher density and urbanization. As roads become more crowded, access to transportation and live-work-play neighborhoods are becoming increasingly desirable as buyers demand cities that never sleep. “There’s pressure on suburban places to become more urban,” Lee said.
5. The political environment. Increasingly acrimonious political swipes on the national, state and regional level are dampening enthusiasm for buying real estate. On the flip side, localities that show political stability, invest in infrastructure and keep their tax bases low stand to profit.
6. Housing affordability and credit constraints. Stagnant wages, low inventory of affordable housing, and rising rents and home prices will continue to squeeze the workforce. Should interest rates rise, more people will be pushed out of the ranks of potential homeowners.
7. The disappearing middle class. Studies show that the median income for middle-class households fell almost 5 percent from 2000-14, while their median wealth dropped 28 percent after the housing bubble burst. To cope, more households need two incomes to make ends meet but are still falling behind. “Even educated millennials are a poorer generation than previous generations,” Lee said. That’s changed the face of retail, as retailers who traditionally appealed to the middle class, like Sears and Macy’s, struggle. But retailers that appeal to the luxury market and at the opposite end of the spectrum, discounters, are doing better.
8. Unstable energy markets. The collapse in oil prices has threatened global economic security and decimated U.S. boomtowns that were dependent on oil production. Rig counts are at their lowest levels in 50 years, Lee noted. Consequently, “alternative energy may become a more viable source of power,” he said.
9. The sharing and virtual economy. From ride-sharing companies to virtual offices, the “shadow economy” is picking up steam and is weakly regulated. Some of these new enterprises are likely to muscle out traditional competitors. For instance, in some big cities, ZipCars, Uber, Lift and other new transportation choices are eliminating the need to own a car and are making garages, both public and private, obsolete. While Southwest Florida is still too car-centric for that, Lee said he expects the region’s aging population will become increasingly receptive to the idea of ditching their wheels as driving becomes more difficult and the expense of car ownership more burdensome.
10. The rise of experiential retailing. As more buyers decide to buy online, malls are competing by selling experiences, such as bowling or restaurants, rather than things. Some are ditching chain department stores in favor of unique boutiques, and replacing anchor stores with food courts. Meanwhile, retailers will continue to put more effort into their online websites and use their actual stores as “showrooms and places to return things,” Lee said.

Luxury High Rise Planned for East Naples
A developer has unveiled detailed plans for a luxury modern urban high-rise near downtown Naples with an exclusive private rooftop sky club.
The nine-story building, simply called Trio, will have 12 extended-stay hotel rooms and 24 residential condominiums overtop shops and restaurants.
The sleek concrete and glass tower will be built at the corner of U.S. 41 and Davis Boulevard, just outside the Naples city limits, in the Gateway Triangle, long targeted for redevelopment. The name of the project comes from the pizza-slice shape of its land.

The Seminoles Strike Back!!

Those who frequent Hard Rock Casinos will have become accustomed to the larger-than-life guitars that have becomeΒ a trademark feature. However, none will be quite used to the scale of the Florida Seminole tribeβs latest endeavor, part of aΒ $1.8 billion project on U.S. 441, north of Stirling Road, in Hollywood,Β Florida.
Rising 34 stories high, 800 rooms will be encased in the form of a cut-away guitarβs body. While some may argue that thisΒ duckΒ is a potentially clichΓ© aesthetic ontology, tribe leaders were eagerΒ to emphasize their desire to make an architectural statement.
Seminole Gaming CEO Jim Allen spoke of tribes aims to create an icon. βWe could have easily just built some rectangular buildingβ¦but the tribe is once again trying to create something that is iconic, that creates international tourism coming to Florida,β he said to theΒ Sun Sentinel.Β βWe truly believe that design alone will create additional tourism.β
The expansion to the pre-existing complex will see room capacity boosted toΒ 1,273 with the introduction of a nightclub and five new restaurants. $100 million will also be spent on a swimming pool (the second in the vicinity). As part of a deal between the Seminoles and the local governor, the development is set to see bring a influx of employment to the area as well.Β The tribe estimatesΒ that 19,452 jobs, including 4,867 full-time positions and 14,585 construction jobs, will be created due to the development.
Seminole plans are pointed skywards as they claim to rival Las Vegas and other major global gambling destinations.Β βWe truly think this will rival not only anything in Florida, but Atlantis and anything in the world,β saidΒ Allen.
MidTown Naples to fill the Gap with Good Food and Fun
Naming his new restaurant accordingly, longtime local restaurateur Michael Hernandez sees an opportunity between downtown and uptown Naples.
Midtown Kitchen + BarΒ is targeted to open June 2 in the longtimeΒ former space of TGI Friday’sΒ at U.S. 41 and Golden Gate Parkway.
Hernandez feels Midtown fills a need for restaurants between Naples’ downtown dining district centered around Fifth Avenue South and Third Street South and the eateries at and near Mercato’s mixed-used center in North Naples. The local neighborhood area along Ninth Street North near Coastland Center mall lacks enough local restaurants to serve that immediate community, Hernandez said.

Oh Thank Heaven…or maybe not for 7-11

The Naples City Council approved a plan Wednesday to build a 7-Eleven in River Park, despite objections from a group of residents who argued the development will cause traffic and safety problems in the neighborhood’s west end.
The 4-3 vote came down to Mayor Bill Barnett, who sided with the developer’s plan to build the convenience store and four gas pumps at the retail strip that sits at the corner of Fifth Avenue North and Goodlette-Frank Road.
Several dozen residents nearly filled the seats at the council chambers and nine spoke during public comment, all opposed to the plan. An influx of cars will create a safety hazard for neighborhood children who will cross the street near the 7-Eleven, residents said.

A plan to build a gas station and convenience store in River Park that is opposed by some residents has some Naples City Council members concerned about the commercial development’s impact on the neighborhood.
Vice-Mayor Linda Penniman wants to know the environmental risks of the plan to build a 7-Eleven with six gas pumps on the retail strip that sits at the corner of Goodlette-Frank Road and Fifth Avenue North, near the Gordon River. And Councilman Doug Finlay said he is concerned the project will have an adverse effect on traffic in an area residents use to get and leave home in the east end of River Park.

Collier tourism forecasts record year for 2016
Jack Wert’s picture of tourism in Collier County remains rosy.
In his annual tourism report Tuesday, Wert said he expects the number of visitors to grow 1 to 2 percent over last year, setting a record.
While visitation in the first quarter wasn’t as strong as it was last year, he said other indicators point to growth this year, including an expected increase in European tourists this summer.
